The buyer's bank will assign an appraiser and you will have to go through the nonsense anyhow.Short answer is that you need to make your listing price based on comparable sales, which should de-risk to a large extent the appraisal process.  

Kids playing, mothers pushing strollers, mowed lawns, cul-de-sacs, off major roads, little traffic (so kids can play outside), good school district, walking distance or a short drive to shopping.

I live about 10 minutes from the Indiana border which has very low property taxes, but our realtor says there's no point in trying to invest there because the market is over saturated with investors making it nearly impossible to obtain a property.

I just opened a second one in the suburbs of philly, delaware county, where my purchase and rehab is about 65k.
