But in my opinion, the biggest issue I see with folks jumping into their first "big" multifamily deal is the quality of the pro forma.

congrats on the first duplex. easiest will be house hack your next property. you can go higher in units up to 4 but just need to occupy the property. lets connect if you need guidance, i house hacked a few times

Example if you buy a new build at 300k or a renovated 100 year old home at 300k right next door, both should see the same appreciation. 

I was actually googling and saw this post pop up about safeguard so I figured I would jump into the conversation.

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).
