I won a judgement against the first set of contractors but that’s only the first battle, the second battle is collecting on that judgement.

Maybe I should change the title to "Negotiation wins/Battle stories."

The tenants left the place with pee smell and broken window and we spent over $15000 fixing the place up removing floors and repainting the whole place, a brand new dishwasher used 5 months was thrown away.

Once you become accusatory or create a you vs. them scenario it's an uphill battle.  

Then you may be in a several month battle over your property.  

It has been a long mental uphill battle to get here but I now know what I want with my life and how I aim to get there! 

Be very careful don't let the smell of money dull your senses!

Obviously $105/property is not nothing, but in the scheme of owning any rental property this seems like an insignificant amount to be battling over on either end.Are you also responsible for any wire fees, credit card fees, annual bank fees?
