Does anyone have an approximate cost per sqft to build new construction.

The benefit of doing this is I could get 2 traditional 30 year fixed mortgages and the ARV of each property I estimate to be $380k for the duplex and $450k for the triplex.

I see people selling STR's and when I request their insurance to estimate cost I see regular rental policies.

The market rent puts all three together at approximately $2900 monthly.Now here are the details and costs behind the acquisition:Property taxes: $5000 yearlyInsurance estimate for all three: $3,300 yearlyC-class properties (not best location, their condition is about average - older properties)Purchase price: $250,000k$15k down and $235k seller financed at 6% interest for 30 years. 5-year PPP. 

As a buyer, I'd want to see more on your expenses estimates.

Alibaba sells them (https://putiangroup.en.alibaba...) for an approximate range of $150- $250 per Sq meter, it sounds like a great deal but wanted to ask if anyone has ever done something like this and what was your experience? 

I have an estimate RCV from the insurance adjuster for $5200.  

The rehab estimate is about $150,000 but it could go as high as $220,000.
