I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

I'd like to pay the minimum every month.I just finished reading Craig Curelop's book, amazing what he has done in the last couple years.

If it's coming from a wholesaler, another investor or if it's listed publicly, the chance of it being "too good to be true" is going to be higher than if you've found an off-market deal yourself.Wholesalers and other investors know what a deal is worth, so they're not going to offer you an amazing deal (and cheat themselves of some profit) when they could just as easily offer you a good deal (and make more money themselves).

Flipping of course can alleviate some of those concerns, but long-term wealth creation for most people will be done through long-term property ownership (some of our students at FlipSystem who have had success flipping are now using those profits to roll over into long-term rentals as well so they can benefit from some of the tax benefits and appreciation of property ownership).A collection of 3 properties, especially 2 in the Bay Area (I’m assuming those are definitely not cheap), is an amazing start to a portfolio!

Set goals, CONSTANTLY search for deals, and network telling as many people as possible that you buy house, multis, self storage or whatever and you will be amazed at what comes of it.

Condos can be so easy to manage, and you would get amazing tenants in class A buildings that really don't add much stress at all to your life.
