I personally like the Reston-Sterling, and other areas like Annandale, Burke, Alexandria and even Springfield.

That is the path I followed and now I feel a lot more confident to invest out of state, knowing what I know and the problems I can expect.Areas like Annandale or springfield might fit your budget and you would be about 25 minutes away from DC without traffic and about 40 minutes with traffic. 

I can’t speak personally for cities in Ohio outside of Dayton and Springfield where we invest, but the other major markets are great (Cincy, Columbus, Cleveland etc), too.

Is the 70% rule really applicable in the Springfield Mo area?

I’ve talked with my local small town bank about real estate investing and financing (they are onboard), talked with my realtor here in Peoria (who has done flipping herself in the past) about helping me find properties, will soon be talking with a realtor friend in Springfield (who also invests herself) to help find properties in that area in addition to already having in place general contractor/handyman and an electrician and a neighbor who used to manage rental properties and apartments and is willing to help me out with that aspect of real estate.

Jeff, Springfield's a pretty good landlording town and you don't need wholesalers with what's available on the MLS.
