I wasn't aware of the notion of financing an entire portfolio.  

I think these types of threads can be very good for readers, but there are already some statements on here that I felt needed to be addressed.The biggest is the notion that the word Turnkey means anything.  

This thread is about a mathemarically impossible notion that transferring mortgage debt to a HELOC magically saves interest over the life of the loan.I still disagree with many of the points you're making, but for reasons other than what the thread is about.

I never attended a conference where someone put forth the notion that borrowers accurately assess their ability to pay for their loans based on real income or means.

@Dave Spooner your position contradicts the very notion of the "good pet tenant."

Apparently, she was so insulted that she no longer needed a rental.How does a person walk in to tour a rental, with no apparent notion that she could ultimately buy that house or any house for that matter, and 10 minutes later leave b/c she just found out that although she might get the chance to buy that house w/i a short period of time, it would not include property all the way through to the street behind it that she also didn't even know about until 10 minutes previously?

Finally, I am not familiar with the notion that your insurance would deem your properties as commercial if you establish an LLC.

Hi All,I think it's difficult to assume you know the issues of a particular house/neighborhood based on a few written messages... in this case, parking is not a big issue as it's a very spread out neighborhood with spaces between houses and lots of unrestricted parking.I am planning to sell when this lease ends, and am not too worried that this 6th tenant would not leave because all of these people are white-collar working professionals(including the 6th tenant, who I researched based on seeing his name on the mail), and I judge the likelihood of any problem/need for eviction to be quite low.Aaron, unless you have data to back up the notion that the majority of people in real estate have guns pulled on them, save your sarcastic comments for someone who cares to hear them.
