I guess its kind of a frivolous detail, but it helps me visualize money changing hands and tracking everything.

“Latent defects” are defined as: Material defects in real property or an improvement to real property that:(1)A purchaser would not reasonably be expected to ascertain or observe by a careful visual inspection of the real property; and(2)Would pose a direct threat to the health or safety of:(i) the purchaser; or (ii) an occupant of the real property, including a tenant or invitee of the purchaser.Here is the relevant section from MD Annotated Code 10-702: The State Real Estate Commission shall develop by regulation a single standardized form that includes the residential property condition disclosure and disclaimer statements required by this subsection.

Cracks are a visual sign of too much stress.

There are countless brokers, you can also look into Sperry Van Ness, Cushman Wakefield, Marcus Millichap.  

Some lenders will "sort of" consider it kinda like a refi if that lender/underwriter has a program to track accepted rent payments via servicing over the lease option time frame, but that would have to be something you set up up front with the seller/buyer, and you'd have to find a lender that has a program like that (I've heard about mumblings that this exists, but I've yet to speak to a lender that really offers this - I think this sort of program may actually be like the mumblings of the loch ness monster, or big foot - doesn't actually exist in the wild, but people still talk about it as if it does).

I don't usually share this type of stuff, but am a strong believer in goal setting and visualizing to achieve what you want in life.  

I could not visually discern the difference. 

The article is very interesting and has graphs for those of who you rather visualize data.

I am planning on having a folder, with information and visuals on each of these options.

Also it would be good to get visual on homes to make sure they aren't liabilities.
