I call this one my "million dollar property".  After seeking out and following advice from "experienced" professionals, I ended up making virtually every mistake possible.  While all these people might have been actually doing these things in "the good old days", it wasn't that time any longer.  I'm still amazed those people were not fined, jailed, sued, stripped of licenses, etc.  I got out of that property with a very small profit, but the lessons I learned were well worth a million dollars!
