High demand in those locations pushes rents and prices consistently higher year over year, access to commuting and metro reduces vacancy, much more demand for room rentals south of 200. 

You need multiple exit strategies because the condo association can restrict or outright eliminate your ability to rent out a condo regardless of whether its an LTR, MTR, or STR.

Lastly, don't overlook any local regulations or HOA restrictions if any.

I know plenty of investors who will happily pay one of the many firms out there who help place equity so they can focus on their core competency which is running their real estate business (me being one of who would gladly pay a fee so for access to equity and the ability to focus on what I do best as a developer).

The city approved rental license inspector essentially just tested to make sure there was access to hot water, access to heat, no unsafe conditions like exposed electric wiring, CO/smoke detectors present/functional, fire extinguishers present/not expired, etc.

You don't get actual access to the card... you get access to the boost it gives your credit by being listed as an authorized user.  

@John Fields if seller will agree to escrow agreement of 2x the estimated repair costs in escrow and state clearly how you access those funds, that may work if your lender allows.

And speaking about retail, you also have other real world issues that can impact things: co-tenancy requirements, use restrictions, etc, that may not be an issue with the current tenant lineup, but can certainly impact your ability to fill vacancies or maintain occupancy as tenants roll.And to address what seem to be your follow-on questions for people: there is no exhaustive list.
