I’d prefer to sell out right (get the higher price from an owner occupant.) and then just move in to a true rental in the same neighborhood.

I wouldn't want to do a tenant placement myself, certainly not yet unless I had a lot of properties to setup my own company for that, there seems to be a lot of potential liability there related to discrimination accusations, etc and I would prefer to not answer a bunch of questions as the owner, I would rather have someone else do that who is less attached to the property.

I personally prefer to be more on the advising and relationship side so I can give my clients more tailored solutions, help them avoid pitfalls, connect them to people that can help them grow and structure their portfolios and I treat this industry more as a relationship business rather than a transactional business.
