@Carl Rowles we screen all tenants exactly the same, but know several of our local competitors cut corners to attract more S8 applicants - waiving application fees, security deposits, etc.You can try to weed out applicants that have poor "house maintenance" skills by doing surprise zoom calls and asking them to show you their kitchen, bathroom and another room.

After doing some research, I finally read rich dad poor dad (a classic turning point).

Slim to none reliable outlets have this product active right now that is underwritten as a DSCR.

The value of the home is worth a little more than that as given its poor upkeep over the years its value receded somewhat.

Not sure of a product out there to help this but 7.5% interest rates sound like you either refinanced recently?

Have a 1960s 30 unit single story motel where we are coming up on some end of life issues: the cast iron plumbing is disintegrating underneath bathrooms, radiators are starting to leak, electrical is in poor condition, and just today, discovered significant termite damage affecting multiple rooms.

If I do I will essentially be house poor and shackled to this mortgage for the rest of my life. 

There is a strong demand for rentals in these neighborhoods as long as you have a quality product, a good leasing agent, and price your rentals correctly.
