After research and two visits to house (in Sayville, NY) there is interesting situation developing: this property is in very good condition, and need only some paint and few gallons of clorox, utilities are off, comparable houses in area were sold for #380-420k.

If the tenant has been there 10 years, seems like there will be a lot of things that will need replacing cosmetically (floor, paint) and other things that may need to be updated (appliances, kitchen, bathrooms).

Nick,If you are going to be in Wyoming for awhile, what I would recommend is buying a 2-4 unit place you can live in while you are recruiting with your VA loan, put some sweat equity in it with new paint, landscaping, etc and either sell when you PCS to Savannah.

The flip is pretty minor, list of what is needed is: paint, floors, carpet, vanities in 2 bathrooms, replace counter tops with granite, appliance package, replace all ceiling fans, lights and fixtures, replace all outlets.

For example if I'm doing a gut rehab and I'm taking measurements for a bedroom I would like to know how much insulation, sheetrock, joint compound, trim, baseboard, paint, etc I should buy.
