Plan currently is to offer a six month lease when their current lease ends to have it end in summer, with the thought that at any point they would give me their notice of vacating hopefully with atleast 30-45 days to find a new tenant.

@Calvin Pringles, I've been looking around Saint Petersburg largely for this reason, I noticed coincidentally that unlike many/most other jurisdictions, their city ordinance doesn't seem to require owner-occupancy to lease an ADU, so I thought the same thing as you.

I would guess between $600-$1,000 annually would be a good estimate for a rental house based on what I have in my portfolio... so I would decrease the $187/month to about $80-$100 per month.

So when you notice something like this, how kicking your kids out at 18 and telling them to start from scratch and consume and buy all the same stuff you consumed and bought is keeping your family down, and ain't workin', and immigrants with the mentality of pooling their resources together, sticking together, and making due with less seem to have the right idea...
