Entity structuring is one of those often-overlooked areas of Real Estate Investing that can be kind of like the flu- you don't really give much thought to it until you get it (it, in the case of entity structuring, being a lawsuit), but once you have it- you can think of little else.Let's face it folks, we live in a litigious society.

It's a nice little  3BR/1BA ranch, about 50 years old, so it's modern enough that it's not going to have the issues a much older home might have here in NE Ohio.

However, I see moving the cost of dead beat tenants to the landlord as another symptom of our society divorcing individual consequences from individual actions.  

As well, very good staging could help "modernize" a kitchen to a certain degree.best of luck

(ie: modern, modern contemporary, roman and ....) 

The property was rewired within the past 15 years, modern wiring, breaker panels etc.

I'm guessing the window is at least 11 years old based on that comment - current modern windows are designed to last 8-20 years...and that's CURRENT technology.

NJ is tough for the standard house hack in the modern real estate era.

A friend reviewed my letter and opined to me that referring to my self as "real estate investor", in my own letter would spook potential clientele due to the negative connotation the phrase has in modern society.
