Sounds like you're already doing this energetically (via voice)... just need to practice getting that into a different medium and laid out effectively. 

The roof color isn't optimal, but I think a medium warm-gray-taupe will work fine with it and the brick, on the shingles.Then use a deep red-burgundy for the entry door, and have a shutter made to match the existing original ones (very simple, won't be expensive)... don't buy a cheap replacement plastic pair with louvers.A bit of landscaping will go a long way.

Ideally already in countertop length and width, which are pretty standard.

Multi-Mediums!

Three priority levels, low medium and high.

Start with AO then sprinkle in some OO and filter with medium to high equity. 

The medium successful business owner who is content is negative to the other medium successful business owner who wants to go big.

Also, the zoning district is for this property is a "Medium high density residential neighborhood".

And yes, it will be a medium term buy and hold. 4-7 years, with equity building and increasing cash flow.

I prefer not to build on a trailer - that has utility & width limitations.
