Rehab cost is $42,500 which includes all cosmetics plus a new open floor plan Kitchen, Bedroom, Pantry, and Laundry. 

New kitchen, new flooring throughout, w/d, dw, and new interior and exterior doors.

Looking for guidance on the following expenditures made and the application of the $2500 De Minimis Safe Harbor rules.Do either replacement of kitchen cabinets or replacement of flooring with laminate and vinyl fall under this rule? 

The home ARV is probably close to $250 and the tax assumption is there as well or higher (this was never appealed) I assume the home was worth something in the ballpark of $180 needing a kitchen/bathroom and lots of updating of plumbing and possibly some electrical too.

Then folks who are hanging out in the kitchen or living room on the main floor would have the choice of using either the upstairs shared bath or the downstairs shared bath.Are you certain there's no way to create a half-bath on the main floor?

New kitchen, bathrooms and paint.

We've been in the house 6 years, and we've done a good amount of remodeling- drain tile in backyard, fenced in backyard, new high efficiency furnace, remodeled bathroom and kitchen.

Kitchen wall removed and opened up with a new countertop bar.

Painting probably same thing based on per sqft and stuff like trim flat rate.As you get up into things like kitchens or bathrooms etc you should be able to ball park a range based on size...

Hoping to put in a new kitchen after a couple years of cash flow.
