We certified as retailers and have had customers inquire about 16' homes.  

Is it true that the appraisal comes only after an offer is made or better yet on contract?

The only inquires I've had are from college students wanting to rent it next May/June.

There is still room for growth and now there are more buyers inquiring than anytime since the market collapse.  

All of the costs you inquired about can be found by doing individual google searches too.  

I even go back a bit further and inquire a bit deeper. 

Now I will say that an above average 'wholesaler' doing a cruise in their farming area would see the notices and may knock on the door, then the neighbor's door to inquire.

I've called a couple dozen other local lenders inquiring about their ability to finance manufactured or part site and part manufactured (on a permanent foundation, really nice homes), vacant land, and other situations without success regardless of value, LTV, rate, or term.  

When I inquired about that as well he said that two of the roommates were switching rooms.

I'm researching credit unions in my area now and looking for the right product to inquire about.
