Ignoring the sale of your house of 4 years( assuming you qualified for full exclusion), your portion of the cap gain for 2017 is still taxed at 0%.

It's an entry level home and in this market, that segment is white hot.The agent not only ignored the expiration time on the offer, but the next morning after the offer had expired asked for it to be resubmitted without the escalation clause in order to "be fair to everybody", which is a load of BS.We did resubmit.

This is usually 2.4% in Milwaukee (3% everywhere else lol) - make sure they are offering the full 2.4% to the buyer's agent - otherwise you are incentivicing buyer's agents to ignore your listing in favor of a normal, full 2.4% listing.
