SMART tv in the living rooms, basic cable in the bedrooms, gas or charcoal grill, indoor and outdoor manly type of entertainment (poker table, darts, fire pit, horse shoes), and lots and lots of artwork that I can not post a picture of on here without the post being removed.

As it was a 90% LTV, I got 4.75% for 7/1 ARM, and that was not the best rate at the time, but we had to race to closing as soon as we could, we had no time shop for a decent rate.

Now if I calculate my return on what I have put in, it is a lot higher, but the appreciation of assets makes my return seem lower if I were to cash out.I think you're right @Patricia Steiner,  I am putting the cart before the horse. 

Being conservative is going to win the race more times than not.
