Slightly different scenario, as the bank mistakenly had the incorrect legal description on the original mortgage, released it from that property but did not properly re-record against the actual property.

You'd want to ensure there is a separate mortgage with a complete legal description recorded for each property.   

Understand exactly what it is you're looking for and be able to convey to the brokers a detailed description of the type of property you are looking to purchase.

Always document, have them sign an addendum to the lease if it all possible with a very short description of mutual agreement termination (no need to be specific here, I would suggest just termination dates by mutual agreement... period).   

A very small geographical area inside the city limits of G-burg, and another very small geographical area in PF do not allow STR.

Much of this will depend too on where you are located (if not local to the flip), the geographic location where you intend to flip and the associated price point in that geographic location. 

While “deposit” and “security deposit” are different things, why risk the confusion when other equivalent descriptions are available?
