and in the last go around and given that half of BP thinks we are headed for another crash or correction.. you usually find out your heloc got frozen when you try to access it and its denied they don't send a letter ahead time because if they did you would have a run on the bank.. kind of like what you did LOL.. defeats the purpose of freezing them if folks evergreen them..

I would get in those units and make sure they are not trying to burn 100 candles for heat, or close the main water control valve if the building is close to freezing to prevent water damage, or help avoid icy sidewalks and steps, etc.

HB 6588 and HB 6589.Both bills are very similar, 4% + Inflation yearly maximum, they also deny rent increases during a "state wide public health emergency" and extends the rent freeze 1 year after!

So California has a measure on the up coming ballet that likely strikes fear in every landlord and investor and it is Called Prop 10 (aka Rent Control).First I want it clear that I think any time "Government" interferes with the free market that bad things happen and most of the time the people that get hurt the most are the people the "Government" is looking to help.Second while I think Prop 10 is a horrible idea and I will vote NO, I fully expect it to pass as it is too sexy a story to say lets freeze rents, lets stick it to the landlords, etc.So if I think it is going to pass what am I doing to get ready for it and what do I expect to happen?
