If for instance wholesalers had this ATTITUDE, then I wouldn't be working with their 'dead leads' and paying them a 'finder's fee' for referrals they otherwise can do a NOTHING WITH.

If you maintain the roof over time for instance you write that off in that year instead of having to depreciate the cap expense over so many years (ie 15 year roof or 20 year roof)It's almost always better to load your Repair and Maintenance expenses and do less Cap Improvements.

The others are correct, unfortunately - in pretty much every instance now, if a lender is going to consider a short sale, they need to see that it has been marketed on the MLS for a period of time.
