I’m writing this post to learn from the more experienced members here about the issues and challenges you are facing in your day-to-day to ensure that they can be addressed.

This means having appropriate insurance, executing contracts with vendors/subcontractors and ensuring you are listed as an additional insured (not just  a certificate holder) on their insurance policies.

As I quit claim deed each property from my personal name to the specific LLC, I also want to ensure the insurance on each property follows suit.

Not only to ensure the networking happens, but the benefits of being the ringleader are endless.  

It's advisable to thoroughly document your application and screening procedures, ensuring consistency for every applicant.

Ensure 90% of tenants meet preferred criteria.Target Audience:Ideal tenants are clean, responsible, and sociable single professionals, students (with co-signers), and military personnel.

While it's concerning that the applicants are unemployed, housing vouchers ensure that their rent is covered, which can provide you with consistent payments.

This approach helps ensure clarity and protects you as the landlord.
