I will need to run electricity to the garage from either the 1st or 2nd floor tenants electrical service (just to work on the property, not actually putting electricity permanently in the garage).  

If the building needs plumbing/ electrical updates,  all the guts of those projects will likely be in the basement.  

And you have 2 or more of everything:  heating systems, electrical boxes, kitchens, etc

As a side note, my brother-in-law is a licensed electrician so he is going to do any electrical work, so we were able to save a little there.

The unit currently has an electric stove that is not worth keeping.

The house is all electric and very high efficiency with LED lighting, low flow toilets, brand new heat pump providing heat and air conditioning.The majority of respondents to my renter profile respond that they don't meet the minimum 600 credit score.

We are opting to go with just a sink, refrigerator and microwave, not a full kitchen.

still good potential for families looking for a home to rent and prefer more privacy. depending on the home, area ,etc. maybe a better caliber renter and less turnover of you can find a long term renter. make certain to still do background checks and try to get them to maintain the lawn, etc. they should pay electric and heat but keep the water bill in your name but still try to bill them for it.

Morning,I purchased a property to flip and have to pulled permits for general rehab electrical, stucco, framing, plumbing and I am adding on another bedroom.In order to get the project moving I used owner / builder to pull permits.
