Again, I think I need to be more firm but the compromise that he came back with was 10% deposit up front at the start of the job and the rest based on a draw schedule (10% would be $800 upfront deposit for the entire project).

@Blake Enustun, purchasing a duplex to live in one unit and rent the other is also house hacking. you get to have your personal space while collecting a rent check from the other unit. if your purchase is smart, you could live for free or even get paid to live there. if you wanted to cash flow more but compromise your personal space, rent a bedroom in your unit.
