For instance in Vegas (My other market....I am a Broker in Vegas and MA) I can get 5% CAP rates all day and if I have a nonpaying tenant I can get them out in 30 days opposed to 6 months like in MA.

Currently in Vegas some banks offer asset based loans 50% LTV so it's not like there are no options.

Does anyone have info on any meetups or clubs in Las Vegas?
