@Kent Harris Yours is a tale of woe but I have to agree with @Greg S. here.

Thanks to everyone for all the responses, and its not so much a tale of complaining, but more genuine curiosity about what others feel works in our market.

@Bill Gulley  I tried to hire a RMLO to do some note work for me in Nevada and I got a nasty gram from the State of Nevada claiming I was trying to broker note sin Nevada.then the few Nevada brokers I talked to none of them would facilitate owner carry back notes.NOw I did not talk to every broker in Nevada but I see this as a huge issue.. if you can't find someone to do your compliance...the State of Nevada was trolling BP and saw my post... by the way..

Also, don't forget to add multiple ways to contact you (phone, email, address, facebook, skype, twitter, instagram, snapchat, myspace, whatever!). 

You read tales on bigger pockets of flippers rehabbing the entire house for less than 20k, yet I just spent 13k on a simple basement and bathroom development, and nearly a month of effort to get it done right and quick enough to meet my schedule.
