The move here is if you're going to go that route sue them for $2,000 in small claims court for "improperly managing my account, #_______."

For example, you cannot punch a tenant and claim protection by the LLC!

Unscrupulous plumbers often claim collapse when there is none.  

It's completely unrealistic.

We let the tenant decide if they were going to take the bidder to small claims court or not.

Your enforcement remedies under law are: 1) deliver a notice to pay per F.S. 83.56(3), 2) make a claim on the security deposit when they vacate per F.S. 83.49, and 3) seek collection of unpaid rent through lawsuit or collection company. 

You can open a claim directly with their Insurance company. 

Your attorney will put in a claim and notify the court how much rent is and if it is current.

After pm forwarded my case (tenant did not pay rent) to collection agency, the judgement claim balance is $7,569.33.
