not sure why you have to go to all that length to justify your position.in my mind someone making 300k a year is a complete idiot anyway if they are renting instead of buying specially since your units are only 500k.. thats crazy not to buy and to throw money away on rent.. but thats his problem not yours and maybe your really doing him a favor and he will realize he is a fool not to put himself in this position as he could be an owner with locked in payment and no one telling him what to do with the property or how nice it is etc ec. rents are softening in some markets right now and in others still rising..

One thing I'll tell everyone here DO NIT USE FABRIC SOFTENER, it will destroy the fabric.

The market is definitely softened in terms of prices went up and interest rates went up (so affordability fell) and now a house gets 1-3 offers over 3 weeks  instead of 5-10 in 1 week. 

I like this route and would add that there are options on the market that don't produce pervasive scents such as pens and edibles to help soften the blow and give them some flexibility. 

Rents are softening for sure.  

But with certain U.S. and global economic issues right now, I wouldn't be surprised to see the market soften a bit in the short term.
