In May of this year, I reached out to a property management company I had worked with in the past to inform them that I had a property becoming available and to request a Lease Option Only service (essentially where they find a tenant and I self-manage from there).

Out of town.  Customer calls at 8:30 pm.  His unit door is off its track.  Wants to get his corvette out for the weekend to drive.  He is pissed off.  Someone tried to break into his unit he thinks.  Got to the hotel ...

The property is about 50 miles away so not possible to self manage.

Hi, I am starting to self manage my rental property and have below Qs.

Then here is the important part I set the listing price my self (a weekend of research will do) or if you trust the agent ask them for  (CMA report) then once I agree to a listing price we list the property at set price.. then since they said they will "add value " to me then offered a 5% to 10% max  additional bonus for any dollar amount they get me over my set listing price, if they want the full 10% they must fully pay for staging  then selves and be available at all times I ask them to do so. 

I would have given them this feedback directly, but they are so defensive that I figured it wouldn't be received well and I'd be wasting my time.Another woman connected with me via FB to get my opinion on the course and she told me that her salesperson said that all the women who go through the course are 100% successful.

I also want to hear experience of OOS investors in Self Managing the properties and seek help of PM when specific issues arise.

I self manage so not sure how much if any you could save on management fees by having 2 properties as opposed to 4.

I self-manage some and have our company's internal PM manage some. 

Too much clowning around, giggling/laughing, self-promotion, and as @Brian Gibbons said listening for an hour to find the 30 seconds worth of gems.
