(After selling a few, I may do another house plan or turn some into rentals)I’m hesitant to build any with materials being so high but I figure if they buy it before it’s built my risk is mitigated.

Cost to replace $20000 BUT it will take months to get the materials, so the cost is $29000.

These must be extremely light rehabs, I’m doing what I would consider a very light rehab, with honestly maybe a minor step up from builder grade, 1200 sf, 1 bath house, materials alone are 25k

Most of my BRRRRs in the past I had to force appreciation - usually 4-6 month construction, labor, material and holding cost.

Now, I don't know what your lease says but for hold over tenants you are now allowed to retain their full security deposit and charge double rent. 

I’ve looked up any floor materials like those connectable floor mats and thick rugs.
