I guess it's surprising to me that the law allows for true non-owner occupied vacation rentals.

In my case, I want to ensure that the current occupant vacates upon the ratification for my peace of mind.

I didn't add much value as the tenant never vacated besides appreciation of course.

But everyone seems to offer some kind of vacation rental/Airbnb insurance product now.

I work most weekends, but in exchange we take at least 6 vacations per year.

Consider Offering Incentives: If the tenants are unable to pay the full amount of rent owed, consider whether offering them a financial incentive to vacate the property voluntarily could be a viable option.

FHA - yes you can purchase 2-4  and one tenant needs to vacate for you to occupy.
