Properties that don’t produce an ROI that’s consistent, or are non income producing, can vary significantly.  

Key West and the other keys does pretty well year round, relatively speaking; there's a lot of fishing attraction along the Keys even in the summer. 

Hoping for good neighborhood, good schools to attract low-maintenance family tenants. 

If your prediction is correct, a 12 month wait may produce much fruit. 

(on things like flooring, cabinets, remodels, siding etc) I want to hear thoughts on going as cheap as possible, making the house look "high end" (possibly attracting higher end renters and charging more) or somewhere in the middle?

I've done my analysis and found a deal that I really like, that has seller financing that balloons in approx 2 years.....cash flow is pretty attractive, but the down payment is around $300k, and I was looking to put down a little more than half of that.

Our 2/1.5s seem to go to traveling professionals (medical or otherwise), but our larger units attract the insurance company's attention.

The anticipation is that as investment ROI becomes more attractive, buyers will intensify their searches.
