Credit Union #2: I think the only reason to really consider this one (I don't think the slightly lower points makes that much of a difference) is if the above two options both passed on the deal, a possible reason for that would be (ahem, guess why I am saying what I'm about to say...) an inexperienced management team trying to justify this refinance based on only 6 months of financials (rather than say a 1-2+ year track record of success, or experience with other facilities, etc).

Unfortunately, Colorado has just passed HB 24-1098, the "just cause" eviction bill, which requires landlords to offer lease renewals to their tenants unless one of a few specific criteria are met (if the property is going to be sold, substantially repaired, or renovated, or if the landlord’s family plans to move in - but basically you can't put it up for rent to anyone else for at least 90 days).

@Dayton BourassaI would also be very cautious of thinking you can increase the current rent by 35%, I know you passed on this deal, but when analyzing deals it's important to be conservative when estimating rental income, if you are not conservative with your estimates then you need to account for more vacancy, which is essentially doing the same thing as being conservative.
