This is definitely a fine line but I believe the distinction is that the agent isn't acting in the capacity of a realtor and the seller knows this.

You'll end up getting all kinds of suggestions including some that don't relate to the issue at hand.It's been a while since I've lived in Southern California - but I distinctly remember most homes either have a small crawl space or are on a cement slab.
