Hello,

I am a Real Estate Agent in Baltimore, MD that has been in the business for a little over a year. I am looking to get into real estate investing and sometimes come across properties that might have potential to be good wholesaling deals. Are there any issues as a Realtor when directing a potential seller to a wholesale deal rather than listing a property through the MLS?

@Jason Kim first of all welcome to BP. I see this is your first post. 

My belief is that wholesaling as an agent is a bad idea. Net listings in MD are illegal.  Assigning a contract could be construed as doing a Net Listing.

Also as an agent, you are required to be honest and fair in all your dealings. This could imply you are required to tell the seller you expect and intend to resell quickly at a higher price. 

I think if you wholesale as an agent in MD the best way is to actually close on the property and then resell it.
