The best wholesalers I work with don't rely on bandit signs or cold calling people, they run SEO and direct mail to websites and online forms.There are listings in my career I have encountered that I simply cannot take on because of the heavy damage to the house, hoarding situation, or the seller simply tells me that they need the funds within 30 days because of something unexpected in their life.

There are a lot of listings in JT so you might have to decrease prices, change design, add new pics, edit for Key SEO words for some time to see if that helps boost your rank.I wish listed your listing too so hopefully that helps too, you might want to try to get more people to wish list it too 

Use SEO, Facebook ads, Youtube ads.These methods are FAR cheaper, WAY more credible, and far more efficient!

SEO, DDM, facebook/craigslist, bandit signs, cold calling, sms etc all work to an extent because people still do them - this is just common sense This is simply a numbers game, send 1000 flyers over and over and ideally close a couple deals. 

You do not need help with wholesaling, you need help with lead generation.You need a website and SEO for lead generation.

I see it this way.It is not as much as "freeing up time", but more  "speding the time in more productive ways".Take my SEO course for example.

It's not because it's the most efficient, necessarily, but because new people don't have months to wait for SEO leads. 

I do try other things first such as improving listing, optimizing SEO, doing marketing campaigns, ext. but if vacancy is still high than I tick down price a bit to see if that improves things.

Creating landing pages, doing more social media posts, building a website, purchases SEO/google ad space, etc. 

And the closing rate is FAR higher.With SEO all your leads are TOP quality and super motivated...
