I do not agree with those saying "just move on", and here's why: they will undoubtedly do this again, and we, as landlords, owe it to our fellow LLs to help each other.Although you may very well never collect the money owed you (But you also may get at least some, read on to see why)....there is another bigger reason to go through the Small Claims process.

So we had to manually block off the dates for about 80 reservations across a bunch of properties.Well, we missed one and accidentally took a booking on our listing for dates that should have been blocked off.

@Varun Hegde - This is a good topic.Often a title policy is issued to "XYZ Entity or Individual(s) and/or it's assigns" – however unless the title company handling my closing can perform a date down from when the existing title policy is ordered and issue an update in my name, I purchase a new policy at closing and factor the cost into my offer price.

Today is Nov 10th, and he still did not send me the payment and has not responded.In July, when it was time to renew the lease, he also messed up on the renewal dates on the contract and was reluctant to get it amended with the tenant.

This looks like many things but here are some idea starters for you:- Ensuring that payments are automated for receiving rent, paying mortgage, paying utilities- Ensuring the lease version used is up to date & calendar notifications are on for renewal periods- Tenant screening process is defined and followed- Turnover process is clear and team is in place- etcIf you need a CPA suggestion, I love Samantha Kelley.

If they try and back out and the closing date in the contract passes and they haven't performed, the title company has now satisfied their requirements to release that earnest money.

My virtual assistant saves down all of my receipts in the "Date - Amount - Expense Type" format in a folder for each property so we can easily identify which receipt is for which expense.
