2/3rds of my portfolio is section 8 and as long as you screen properly with background checks, call former landlords to verify timely payments, and call employers you should be fine.I always give a speech to each prospect section 8 or market, and clearly outline my expectations for the tenant.It goes something like this.If you want management that values and respects you then you will love living here as we take management of the building very seriously.If something needs to be fixed we want to know and it will be fixed with 24-48 hours.For example, I was notified of the garage door being off track and not closing properly at 8am this morning and repair was completed by 1pm.The only way we can provide such good service is by you making timely rent payments.We don't care if you have been with us for 20 years and never missed a payment as we treat late pays the same no matter what.If you are 5 days late we issue a late fee and a 5 day notice to cure, and after that we turn over your account to our attorney who specializes in evictions.You would be surprised at how many tenants disqualify themselves once they hear that speech.Section 8 is not the problem it's your management company.

If I were to take over this loan (subject-to), I'd plan to cure the default, pay the agent, and give the seller enough money to move out ($2-5K).
