Carry a good inventory, and have the highest quality of linens, towels and furniture you can afford, as the cheaper stuff wears out faster. 

I put in a new bathtub, new flooring, and added a linen closet.

The same hosts, the same cleaning crew, the same location, the same state of the art appliances, the same top of the line linens and towels, etc...Go figure...

We haven't had a single failure of any of our pieces in the last 6 years.It does take some time to find what you need and of course you need to get new mattresses, linens etc but if you do it right, you can outfit for much less than new.It is less convenient though...
