Also, Indy has been about 2 weeks behind Boston in closing things down and if we are any sign of things construction will be shut down soon... when that happens you don't want to be stuck with a HML so this might be a blessing in disguise! 

Every day is bringing about a new scenario, so keep your wits about you and hope we sail through this smoothly.

My gut tells me that those who operate under this philosophy will be blessed for the future.

If your tenant calls the cops on the neighbors have them get a copy of the police report each and every time so you can submit that to the HOA as well.In the event your tenant moves out, that would be a good time to take the neighbors to court - personally I would take them to small claims so you can skip having to pay a lawyer - all you'd need is proof as well as proving your tenant moved out due to the noise (the tenant would likely show as a witness if you had a good landlord-tenant relationship with them/let them out of their lease).  

I’m hoping to catch a BRRRR or MFR deal in action, but would be happy witnessing anything from wholesaling to fix/flips and etc.

We'd put in a bunch of offers on flips in Feb and got none, so probably was a blessing.
