We can hear when they're walking, even louder when they have heels or dress shoes on, and the kids loud crying screams when he's getting disciplined, etc.Where we draw the line is when the kid starts bouncing a ball or running in the house.

Not a ball of fire, since he is a one man crew, but he does damn good work, and he's not that expensive. 

However, even though current cap might be at 6% (for example), a (smart) buyer would still low-ball the offer to buy that for 8% cap so he/she can reposition and try to sell at 6% cap if thats prevailing cap rate at that time. 

I have a unique situation as my dad has money he wants to loan for me to invest, and wants to help me get the ball rolling on my path to FI. 

All it takes is one property to get the ball rolling so don;t be afraid !

Seems like most agents are reluctant and hesitant to put in multiple "low ball" offers on multiple properties.

No one has a crystal ball though so it is difficult to predict further than say 12 months or so (which still look strong).

What I mainly take issue with (okay, that sounds harsh) is that a lot of people are saying nothing in the economy is showing signs of going down in a ball of flames so we have time yet.
