100 votes may not seem like much, but it was a goal I set out to achieve several weeks ago. 

While cap rate based on existing T12 may only be 7%, it is likely a hotel could achieve 10%+.

How can I achieve this?

Achieving economies of scale may best be attained through volume, but learning how to do it on a small scale will pay generous dividends later; pitching the concept to investors will be much easier when you can show concrete results, and extrapolate from those results instead of being forced to rely solely on projections from a concept.

My husband Matthew and I are serious about learning about networking with others in our local community.We are big on Community Outreach and look forward to not only being able to making a profit, but helping others achieve their goals too!

But choosing to get high over doing what needs to be done to achieve your goals is not good.

Doing one gut renovation is an achievement.  

Once we know this we move on to how aggressive they may have to be in order to achieve their goal.
