As engineers we tend to focus on things we can grasp with numbers and conversations, which is why I am wondering what you guys think is a good idea.

In my experience, contractors who have previously worked with investors tend to be more proactive in controlling any additional costs that may arise during the project.

It's been a reliable tool for us, but like any tool, it's crucial to know how to use it properly and not rely on it blindly.I've noticed that many investors tend to use rules of thumb when analyzing properties instead of diving into the specifics of each property.

And the longer a property sits on the MLS, the more people tend to think just like you: why are they sitting, and ultimately the price (if they ever sell) starts to go down, in my opinion, further than if they had slightly underpriced it on the from end.Also, Lake Mead and Las Vegas are in the news for bad reasons lately.  

I am interested in joining forces with other landlords to send a message to our governor, senators and congressmen and women to let them know that we want our rights protected as property owners. 

The Commercial tends to be better as the number of properties incease. 

What people tend to think is that you can just buy a move-in ready property at top dollar and expect to live for free. 

Smaller home rehabs will actually cost more per sq ft in most instances because the meat of the budget tends to be kitchens, baths and MEP’s.

Properteis that have had these systems updated tend to be much more expensive. 

It doesn't help that I tend to move at the speed of a glacier when there are roadblocks like this.
