So the DRE for all a states tends to be ultra conservative.I do not know about California but in other states it is a MUST you disclose your licensure.

I really think in her case, its a matter of the unknown and after realizing the get out of debt and stay out of debt mentality, she has swung to the ultra conservative side, is nervous when it comes to REI, and wants to make sure we're never in debt again.

The one agent I know in SoCal who does high end properties has mentioned that the commission there is typically 5% (2.5% for each agent), so this is pretty much in line with that.I imagine for the ultra-high end (like this property), commissions could be even less, but remember that at this price range, the agents are taking a risk as well, as they often sink thousands into marketing the listing and if it doesn't sell, they lose money.

If they're being ultra conservative, they're not bad but also not fantastic.You can easily find deals with 7-8% pref and 15%+ IRR projections if you're patient.

In warm belt states in strong areas some can get re-tenanted in 6 months to 1 year. in the mean time they throw a party city in there, Halloween store, Christmas store, etc. to try and bring in enough rent to cover overhead and property taxes until they land a long term tenant.I cater more toward the high net worth to ultra high net worth individual investor that buys retail.
