After Everything looks good for a certain area, I do go out and visit, speak with several agents, property managers, see homes and discuss that area in detail.I opted against one area, which had looked great, because the property manager states that they needed to remove the entire AC unit from each home when vacant or they would be stolen.

Detroit used to be home to the richest middle class in America, those homes are now abandoned and empty--some very nice structures awaiting fix ups.Many of the homes have very pointy roofs, or little dog house looking rooms jutting out of the roof.Lots of brick some brick to the front only, lots of stolen aluminum siding, copper wires, HVAC equipment.Many areas are very dangerous.Be careful!

By the intense title of your post I thought you were broken into several times with  copper and ac stolen while you were dodging bullets every night.  

You need to realize that already on the backend.Remember the first consideration is a "Groundskeeper", otherwise your house will get stolen. 

while a big problem with his program is that rehab money was stolen.. but these are the same areas and homes that are  continually recycled.. by failed landlorsdsyou would be money ahead to forget about rentals if all you can afford or want to afford is high crime areas.. 

The drain contractor had his skid steer trailer stolen, then found, notified it was at the police impound, so it took him a while to get his skid steer on site.
