This is a huge challenge even for us, a medium-size Property Manager.  

Great to buy homes for $50K if they cash flow but just keep in mind your setting yourself up for a difficult path if you plan to take any cash out down the road based on minimum loan size/Max 75% LTV guide lines.  

Depending on the size of the home you will have a lot of people connected at one time and WFH post COVID is still a thing.

The boxes are the same size but if you read the fine print you'll see that there is less cereal in the box.   

What size is the land? 

At one point I noticed a fist sized hole in the wall at about ankle height.

No property size to large. 

It did not fit what I was looking for, but is probably good for someone with more experience in rehabbing and who can quickly turn it around (good neighborhood, average size family home, etc). 

Generally depending on the size of a transaction and the nature, a past business relationship needs to have existed and the lender does not make any other loans as a business venture.

This standard can vary depending on factors such as location and unit size.
