I am a full time firefighter and doing Real Estate "Part Time at the moment, I try to put in 35 hrs/week with some being while im on shift at the station. 

@Jacob Martinez - That's awesome to hear that you found BP and had the mindset shift. 

Any shifts in approaches or plans/new ideas in how to get the most out of your investments in 2022 etc.? 

@Sachin Amin Shift your focus to larger multi-family.

For all the clients I'm advising on new purchases we're targeting 20% COC after all expenses, including my management fee.We are looking for turnkey SFRs with at least 3-bedrooms, and specifically shifting focus to more vacation-y areas, although there are still some attractive opportunities in and around Cleveland. 

Once I get there my goal is to shift and work 50% more on building our STR business by acquiring more properties!

Currently it is all under a single LLC but not sure if this needs to shift to a C corp and looking to take in a partner on the construction side so need to make sure everything is separated and protected. 

If you have a bunch of sections where the pipe has collapsed or shifted, you may have no choice but to dig it up.

You will have to decide on your commission split but if you are on shift then your team members can write offers and show properties.
