Savings = 17 k We own a semi truck = 35 k ( considering for net worth)  Last 2 years of taxes! 

I'm not sure what average traditional mortgage finance rates from a bank are but in theory couldn't you short a US treasury (lets say 5 year at 1.8%) and only pay the coupon semi-annually.

I like the rental because it is a good tax right off but that was because the house in WA has only become semi-profitable, generating $79 a month after management fees.

It could be weekly, bi-weekly, semi-monthly payments.Real estate is risk management. 

I was interested in creating some semi passive residual income in my life.
